Overview

About this service

Grind & seal is a hybrid concrete flooring system that combines mechanical diamond grinding with a high-performance topical sealer. The slab is ground to expose the surface — anywhere from a light cream finish through to full aggregate — then sealed with a water-based or solvent-based acrylic, polyurethane or polyaspartic coating in your chosen sheen. The result is a durable, attractive, easy-to-clean concrete floor that captures most of the look of fully polished concrete at a fraction of the cost.

Unlike mechanically polished concrete — which uses progressive diamond resin tooling and densifier to refine the slab itself into the finished surface — grind & seal relies on a topical sealer to deliver the gloss, stain resistance and colour enhancement. That single difference is why grind & seal is faster to install, more forgiving of older or softer slabs, and meaningfully cheaper per square metre. It also opens up finishes that aren't possible with mechanical polishing alone: low-sheen matte alfresco floors, UV-stable outdoor finishes, anti-slip pool surrounds and high-build gloss showroom floors.

Grind & seal works beautifully on new slabs and is the go-to choice for renovations where the existing concrete has character, minor cracks or surface imperfections. The grinding stage removes paint, glue, tile beds, carpet adhesive, laitance and minor coatings, and the sealer then unifies the appearance — hiding small blemishes that would otherwise show through a polished finish. For homeowners refreshing a 1970s slab or a builder turning over a tired warehouse, grind & seal is often the highest-value option on the table.

A correctly installed grind & seal floor in Sydney typically lasts 5–10 years before resealing — longer indoors, shorter on driveways and high-UV alfresco areas. Maintenance is minimal: a weekly sweep or vacuum, a damp mop with a neutral pH cleaner, and a recoat every few years to refresh the sheen. There's no grout to scrub, no carpet to replace, no timber to recoat. And because the sealer sits on top of the slab rather than being part of it, the floor can be recoated in place without grinding again — meaning the total cost of ownership over 20 years is very competitive.

Suitable applications include residential living areas, kitchens, garages, basements, alfresco areas, patios, pool surrounds and driveways; commercial cafés, restaurants, retail tenancies, offices and showrooms; and industrial warehouses, workshops, storage facilities and food-production environments. The available finishes range from a soft matte cream through to a brilliant high-gloss aggregate-exposure floor, with anti-slip additives available for wet areas and pedestrian zones.

The main advantages of grind & seal are cost, speed, flexibility and forgivability. The main limitations are that the sealer is a topical layer (it can be scratched and will eventually wear in high-traffic walkways) and that it needs periodic recoating. For most Sydney residential and light-commercial projects, those trade-offs are easy to accept — particularly when the alternative is a polished concrete floor at nearly double the cost. Ausgrind will give you honest advice on which system suits your slab, your budget and the way the floor will actually be used.

Finish Options

Aggregate exposure levels

Grind & seal floors can be ground to four distinct exposure levels before sealing — each revealing a different amount of aggregate. Deeper exposure means more grinding passes and a more decorative finish.

Nil Exposure (Cream) grind & seal finish

Nil Exposure (Cream)

Pure cement paste finish — no aggregate visible. Soft, uniform appearance with a stone-like character. Ideal for minimalist interiors where the floor reads as a calm, monolithic surface.

Salt & Pepper grind & seal finish

Salt & Pepper

Light grind that exposes the fine sand and small stones near the surface. The most popular residential finish — visually interesting without dominating the room.

Medium Exposure grind & seal finish

Medium Exposure

Deeper grind revealing a balanced mix of fines and small aggregate. A great fit for cafés, showrooms and gyms where character and durability matter.

Full Aggregate Exposure grind & seal finish

Full Aggregate Exposure

Deepest grind — large stones are fully exposed, giving a terrazzo-like statement floor. Stunning in showrooms, hospitality venues and architectural homes.

Sealer Finish

Choose your sheen

Grind & seal sealers are available in four sheen levels. Higher gloss reflects more light and enhances colour but shows scratches more readily; lower gloss hides marks and offers better slip resistance — particularly important for wet and outdoor areas.

Matte

Soft, low-reflection finish that hides marks and footprints. Best for residential living areas and high-traffic homes.

Best slip rating

Satin

Subtle sheen with light reflection. A balanced everyday finish for homes, cafés and offices.

High slip resistance

Semi-Gloss

Noticeable shine that lifts a room and reflects natural light. Common in retail, showrooms and modern kitchens.

Moderate slip resistance

High-Gloss

Mirror-like reflection that maximises brightness. The signature showroom finish — striking, premium and easy to clean.

Lower slip resistance when wet

  1. 01

    Site Inspection

Free on-site assessment of slab condition, contaminants, moisture, cracks and the look you're after. Fixed written quote follows.

  2. 02

    Concrete Repairs

Cracks stitched with polyurea, holes patched with colour-matched compound, and damaged areas repaired so the slab is ready for grinding.

  3. 03

    Mechanical Grinding

Diamond grinding to remove paint, glue, laitance, coatings and contaminants and to achieve your chosen aggregate exposure — nil (cream), salt & pepper, medium or full.

  4. 04

    Surface Cleaning

Full HEPA dust extraction, wash-down and decontamination so the slab is bone-clean before sealing.

  5. 05

    Optional Densifier

Lithium silicate densifier applied to soft or porous slabs — hardens the surface, reduces dusting and improves sealer adhesion.

  6. 06

    Sealer Application

Two or more coats of your chosen sealer — penetrating, acrylic, polyurethane or polyaspartic — in matte, satin, semi-gloss or high-gloss. Adds stain resistance, colour enhancement and easy cleaning.

Is My Concrete Suitable?

Slab suitability guide

Almost every concrete slab in Sydney can be transformed — but the right approach depends on the slab's history and condition. Here's what we typically see:

New concrete
Ideal — wait for the slab to cure (typically 28 days) before polishing.
Old concrete
Almost always polishable. Achievable exposure depends on the slab condition.
Painted concrete
Paint is fully removed during the grinding stage at no extra cost in most cases.
Epoxy-coated floors
Existing epoxy is ground off mechanically before polishing — no chemicals required.
Glue residue (tile / carpet)
Tile beds and adhesive are removed during preparation. Standard inclusion.
Tile removal
We can lift tiles, remove the bed and polish the slab beneath as a single package.
Carpet removal
Carpet and underlay glue are removed during preparation.
Uneven concrete
Aggressive grinding flattens minor variations. Major levelling is quoted separately.
Cracks
Stitched with polyurea and filled with colour-matched compound prior to polishing.
Soft concrete
Densifier hardens the surface significantly — soft slabs are often better suited to grind & seal.
Water damage
Assessed case-by-case. Surface damage is often polishable; structural damage may need repair first.
